Just when you thought you’d sussed out the Top End, the market throws another almighty temper tantrum.
Not a single day goes by without someone cornering us with the Big Question: “How’s the market? What’s actually happening?”
Everyone wants to know—buyers, vendors, panicked estate agents, and journalists desperate for a headline. They can feel the seismic shift under their feet, but none of them can quite grab hold of it.
1st things #1: It’s not competition.
That bus left the depot months ago. You won’t be seeing genuine competitive bidding on most properties this side of Christmas—and probably not until long after the Easter Bunny has packed up and gone home.
Trending: The Truffle Hunters
There is, of course, the golden exception.
If it’s true AAA property, those in the know will still take a look. The serious truffle hunters always sniff out the top-shelf dirt. You can still count on three or four high-net-worth players stepping into the arena, shrugging off the noise, and declaring:
“It’s my dream home and I’m not spending another 12 months looking at open-for-inspections just to save a few hundred grand.”
So how did we end up in this ditch? Why now?
This isn’t a sudden pop—it’s a slow-burn cyclone that started brewing over a year ago and just keeps intensifying. And for once, it isn’t uniquely Victorian.
Though if you ask around Toorak dinner tables, the blame game is in full swing: Blame Dan, blame Albo, blame the banks, blame AUSTRAC, blame compliance. Throw in Trump, Putin, and global interest rates while you’re at it!
Who Needs a Barber?
Let’s not mince words: as a whole, the Top End market is officially on life support.
Transaction volumes have ground to a grinding halt—unless a vendor is prepared to slice off a chunk of that ego. We aren’t talking about polite little discounts here; we are talking full-blown 20% to 30% price haircuts.

The Toorak Mega-Mansion: On the market for four gruelling months. Launched with grand fanfare at $38m (with agents whispering about “unprecedented buyer heat”). Today? You can pick up the keys for $25m.
The Top End usually dies a slow death of a thousand cuts. Over the last six months? Someone swapped the scalpel for a chainsaw.
The gulf between buyer and seller has never been wider:
-
The Buyer: Cautious, forensic, and in zero rush to sign anything.
-
80% of Vendors: Realizing too late that they completely missed the bus. Could have sold, should have sold, didn’t sell.
Now, our phones are ringing off the hook with panicked vendors begging for a real market valuation—a concrete figure they can actually bank on, not some inflated agent fantasy range.
Coal Face: 50 Years in the Game
When you’ve spent half a century watching this circus, you see the patterns others miss.
We’ve seen industry flips before. Playbooks doing a total 180:
-
40 years ago: Auction, Auction, Auction!
-
10 years ago: EOI, EOI, Express Sale!
-
The last few years: Shhhhh… “Off-Market.”
The new improved knockout blow? The Government decides to step in and slaughter real estate’s Golden Goose: The Public Auction.
Now that vendors are forced by law to publicly disclose their reserve price a full 7 days before auction day it raises the obvious question: Why bother having an auction at all?
The power cord has been yanked straight out of the wall.
Did estate agents bring this regulatory hammer down on their own heads after decades of shameless underquoting?
Absolute consensus: yes, they did.
Walking the Minefield
The result is a legal minefield where every party is trying not to blow themselves up.
Gratuitous advice: if you don’t intimately understand the new rules, hire someone who does. And are all the agents playing by the book? Well…
-
3/16 The Righi, South Yarra: Three days out from auction day, and still no reserve disclosed on the listing.

Game, Set, Match
It’s a brutal landscape out there, and when times get tough, reputation is the only currency that matters. Lose it, and you’re cooked.
It’s gotten so hot in the kitchen that our old mate Pinocchio has at last thrown in the towel. The chickens have come home to roost, the fibs caught up, and as the Toorak marketplace declared with a collective sigh of relief: Game, Set, Match. Arrivederci!
As for the rest? Agents are fleeing, retiring, or changing badges overnight. We’ve watched one local character morph from agent to buyer’s advocate and back to being an agent. A fear-driven career strategy?
Will anyone miss them? Don’t count on it.
The Spring Carnival
Looking ahead from now until Christmas, don’t expect any sure-thing favorites on the property card.
The Spring Carnival is shaping up to be a total bookmaker’s paradise—and in this current climate, the buyer is holding all the winning tickets.
