The weather (you may have noticed this) has finally caught up with the calendar. The agents have departed for appointments with glasses of the mysterious served under cute umbrellas, schools have emptied and a great deal of not very much is predicted for weeks to come.

And all those outstanding Expressions of Interest attempts? Get out your measuring stick and see if you can record the Grand Canyon between “I want.” and “I’m prepared to pay.”

And then …

  • Land on Clendon Road swapped owners for $4.6 million
  • Some very large sums crossed St George’s Road
  • 13 Oxford Street, Malvern took more than $4 million
  • Single-level townhouses continued their run as flavour of the month on Tower Court, Armadale. One sold. Then another. (With land so thin on the ground [sorry], are two-story townhouses with elevators becoming more attractive?)

Quiet times. They’re testing times for agents – it’s now that the skills needed to put deals to bed start to shine.
